About the Position
Chang Xin Construction is seeking a self-motivated Junior Construction Estimator. The Junior Construction Estimator plays a key pre-construction and project support role within Chang Xin Construction. The position is responsible for analyzing drawings, specifications, scopes of work, subcontractor and supplier quotations, and site/project requirements in order to prepare accurate and competitive cost estimates for commercial, industrial, and institutional projects.
Job Duties
- Review architectural, structural, mechanical, and electrical drawings, specifications, bid packages, and other tender documents to determine project scope, material requirements, labour needs, equipment requirements, and key cost drivers for Chang Xin Construction’s projects.
- Prepare detailed and accurate cost estimates for commercial, industrial, and institutional construction and renovation projects, including interior fit-outs, tenant improvements, restaurant renovations, and related general contracting work. This project focus is consistent with the company’s public descriptions and visible renovation references.
- Quantify materials, labour, equipment, subcontracted work, permits, allowances, contingencies, logistics, and overhead components required to complete each project.
- Solicit, review, compare, and analyze quotations from suppliers, subcontractors, and service providers, and maintain current pricing information and subcontractor/supplier databases for ongoing and future estimating work.
- Advise management on tendering strategy, pricing structure, bid competitiveness, scope gaps, exclusions, cost risks, and value-engineering opportunities before submission.
- Examine and analyze tenders, assist in the preparation of bid submissions, and support negotiations with clients, consultants, suppliers, and subcontractors.
- Liaise with project managers, site supervisors, architects, engineers, owners, and trades to clarify drawings, specifications, scheduling assumptions, constructability issues, and scope changes affecting project cost.
- Prepare budgets, cost breakdowns, and tender summaries for management review, and provide recommendations on award strategy, procurement approach, and cost control measures.
- Establish and maintain tendering procedures, estimating templates, unit-cost benchmarks, and cost-monitoring/reporting systems to improve consistency and accuracy in pre-construction and project delivery.
- Prepare cost and expenditure forecasts at regular intervals during project execution, track approved changes and pending scope revisions, and assist project teams in monitoring actual costs against the original estimate and revised budgets.
- Participate in site visits, pre-bid meetings, subcontractor walkthroughs, and internal project handover meetings to ensure estimates reflect site conditions, sequencing requirements, access constraints, and safety considerations. This fits Chang Xin Construction’s collaborative, end-to-end delivery model.
- Assist in preparing construction schedules, procurement timelines, and progress-related cost updates to support efficient project planning and execution.
- Support contract administration and change-order pricing by assessing cost impacts arising from design revisions, site conditions, client instructions, and coordination issues during the course of a project.
- Ensure estimates and pricing submissions are prepared in accordance with company standards, applicable building codes, safety requirements, project specifications, and client/consultant tender requirements.
- Completion of college diploma are preferred
- At least 1 year of full-time work experience in construction estimating, quantity take-off, tendering, or project costing for commercial, industrial, institutional, or renovation projects is required
- Strong ability to interpret and analyze architectural, structural, mechanical, and electrical drawings, specifications, addenda, and contract documents.
- Solid knowledge of construction methods, materials, sequencing, subcontract scopes, procurement practices, and Ontario construction market pricing.
- Experience preparing estimates for renovations, fit-outs, and general contracting work is a strong asset, given Chang Xin Construction’s public project profile and builder/renovator positioning.
- Ability to prepare quantity take-offs, detailed cost breakdowns, tender summaries, budgets, and cost forecasts with a high level of accuracy and attention to detail.
- Strong communication and coordination skills to work effectively with clients, consultants, subcontractors, suppliers, project managers, and site staff. This is especially relevant to Chang Xin Construction’s collaborative project delivery approach.
- Ability to assess scope gaps, identify pricing risks, evaluate subcontractor quotations, and recommend cost-effective solutions and value-engineering options.
- Proficiency in Microsoft Office, especially Excel, and familiarity with construction estimating software, project management tools, and digital take-off platforms is preferred.
- Ability to manage multiple bids and deadlines in a fast-paced construction environment while maintaining accuracy, documentation quality, and confidentiality of pricing information.
- Knowledge of Ontario construction practices, tendering procedures, budgeting, scheduling support, workplace safety requirements, and relevant building/project documentation standards.
- English communication skills are required for reviewing technical documents, preparing estimates and bid materials, and communicating with clients, consultants, and trades. Additional language ability may be considered an asset depending on project and stakeholder needs.
